Before You Apply
Please review the following requirements before submitting your application. Application fees are non-refundable. If approved, you must sign a lease and pay the security deposit. The lease start date must be within two weeks of either the availability date or the approval date, whichever is later. If you choose not to move forward after approval, a $500 administrative fee will be deducted from any funds you’ve paid.

Credit Requirements
Minimum credit score: 600+
Scores between 550–599 or no score available may still qualify with:
• Security deposit of 1.5× the monthly rent
• $300 non-refundable Risk Fee

Employment & Income
Applicants must earn at least 2.5× the monthly rent. Proof of income may include:
• Pay stubs
• Tax returns
• Bank statements
• LES (for military)
• Employment offer letter
• CPA statement (for self-employed)
To combine income, one of the following must apply:
• Married or common-law married
• Joint bank account with 6 months of statements
• Joint tax returns for 2 years

Rental History
A minimum of 2 years of positive rental or mortgage history is required. We will contact previous landlords for verification.
• Evictions within 2 years = automatic denial
• Broken leases = case-by-case review

Criminal History
We do not rent to individuals:
• Convicted of aggravated crimes
• On any sex offender registry
• Listed in terrorist databases
Other cases may be considered individually.

• Up to 2 pets allowed per property
